He found a high-traffic intersection and made a deal with the landowner to place a bench there. Cost him about $70 to build.
He stuck a "Your Ad Here" sign on it with his phone number.
A local tree service company found the listing. They now pay me $700/year to have their logo on that bench.

I pay the landowner $200/year for the "rent." I net $500/year in profit for doing literally nothing once the deal was signed.

I've been running a job board for remote Human Resources roles since 2019. In 2022 I started generating some revenue by referring traffic to large job aggregators on a cost per click model.
๐ง The interesting part: he doesn't charge employers to post. Instead, job aggregators like Adzuna, Jooble, and Joblookup have out-of-the-box partnership programs.
They give you a big XML feed of jobs, each with a CPC price attached. You pick the ones relevant to your niche, post them, and earn money when visitors click through.
I pull about 20K jobs from their feed, then run my script to select about 100 relevant jobs. The other 30% I get manually from LinkedIn, Indeed, etc. I have alerts on all big sites with some deep filtering.
๐ฐ The board grosses ~$1K/month. After taxes and fixed costs, he keeps about $650/month โ which he puts straight into an index fund for retirement.
He had a head start: ~5K LinkedIn connections in HR, which helped him reach 100 daily visits and 2K newsletter subscribers within about 2 months.
My advantage was that I was already active in the HR community. I would need another "me" to build in more industries.
