Hey, it's Niall 👋

Remember this guy...

That's Chris Cerra, featured him a few weeks back.

His entire business is a newsletter that curates long-term Airbnb deals for remote workers. That's it – super niche.

❌ No original essays, no hot takes.

✅ Just useful deals, packaged well.

And he's made $100,000+ with only 11,000 subscribers 💰

Only two emails a month – the ultimate side hustle.

You don't need to be an expert or come up with original ideas. You just need to find a niche where people want useful stuff gathered in one place.

Local events. Home improvement deals. Weekend family activities.

You probably already send friends links to cool stuff you find online. That's basically what Chris does – except he gets paid for it.

Scott's Cheap Flights started the exact same way and became a multi-million dollar business 🤯

TOGETHER WITH BEEHIIV

Can this idea actually make money?

The fastest way to find out is simple — launch a newsletter and website in minutes, then turn what you know into something people can buy.

With beehiiv’s Digital Product Suite, your expertise becomes real products: a short guide, a playbook, a set of templates, or limited access to your time. No friction, and no code required. Just create, price it, and share it with your audience.

And unlike other platforms that quietly take 5–10% of every sale, beehiiv takes 0%. What you earn is yours to keep.

For a limited time, get 30% off your first 3 months on beehiiv with code PRODUCT30.

🚀 FYI: it’s free for up to 2,500 subscribers – so you can test the waters without paying a cent. 👆

EVENT RENTALS

$40K/Year Renting Tables & Chairs

📝 From r/sidehustle

I jumped into the event rental business (weddings, parties, etc) in June 2024. After spending a couple months watching TheRentalGuy on YouTube, I decided to take a shot.

He created an LLC, made a logo, and listed table and chair rentals on Facebook Marketplace. Standard white padded chairs, round and rectangular tables.

I posted about 8pm on a Friday and by 8:30pm I received my first booking… for a 300 person party! I owned nothing.

Rather than turn it down, he met the client for a cash 50% deposit – then spent $10K buying the equipment new.

First partial year (Aug–Dec 2024): $8K. First full year: $40K 🤑

On any given weekend he might pull in $200 to $3K, depending on bookings and inventory.

Season runs March–October. He operates out of a 16x22 detached garage with an enclosed trailer.

The biggest time sink 👇

The white chairs need to be cleaned about half the time after being rented out.

Still, the upside is clear…

Once it’s paid off, it sure is nice to make a random $500 for maybe 2 hours worth of work on a Saturday morning.

Even with 1/4 the equipment, a lot of $ can be made. It’s a great side hustle if you have the physical ability.

Wedding season is coming up – could be worth testing with a small inventory in your area 💪

STREET CONTENT

Profitable Agency Idea: Film Street Reaction Videos

A recent profile of StreetTalk, a NY agency that films unscripted street reactions and sells the footage to brands as social media ads.

Founder Jesse Eisenberg (not the actor) on the shift away from influencers…

You're seeing an eroding trust in influencers because people know now that they are transactional and they're paid just like actors.

The format: a host stops people on the street, gets them to try a product on camera, and the footage becomes vertical video ads 👀

The audience that's watching the ads recognizes these are real people whom they can trust.

Results 👇

Our account average return on ad spend is 1.53. And with your ads, we're seeing 2.73 ROAS – which is 70% more efficient than their account average.

The sweet spot is consumer products that get a visible reaction…

Brands that either have an 'aha' moment, a reaction moment, are a good fit. That could be something you taste, you smell, or just a novel product.

And here's a built-in moat – brands that try this in-house usually struggle…

We tried, and it's a lot more difficult than we realized.

It takes confident hosts who can handle constant rejection and keep energy up all day 💪

A scrappy local version could work: pick a food or drink brand, film real reactions in a busy spot, edit into short vertical clips 🔥

LOCAL NEWSLETTER

$2400/Month From an AI Local Newsletter (30 Mins a Day)

📝 From a recent post on Reddit…

I started an AI email newsletter for my area and it's turned into way better income than I expected.

Local news was soooo boring to read. People have really liked it and we're getting new subscribers fast.

The poster uses Claude to gather and rewrite local news in a more entertaining way. Takes about 30 minutes a day.

Revenue comes from local business sponsors 👇

Sponsors pay around $400 per month and get their ad featured once a week for four weeks total. Right now we have 6 sponsors, which brings in $2,400 per month.

It takes like 30 minutes a day because AI is doing 99% of the heavy lifting.

Startup cost: a $20/month Claude subscription. Newsletter software is free under 1,000 subscribers.

Only annoying part is getting sponsors and negotiating with them, but once you have them and they get good results, they keep paying.

Next up: a premium tier at $10–20/month, projected to add another ~$4,500/month 🤑

Growth comes from Facebook, Instagram, and $10/day ads. Local businesses are easy to pitch when your audience is literally their neighbours 😎
